How Pfeifer Realty Group Markets Your Home Online to Reach More Buyers
Last Updated: September 11, 2026
Selling a home today requires much more than putting a property in the MLS and waiting for buyers to find it.
Buyers search for real estate across multiple platforms. They use real estate websites, Google, social media, video, brokerage websites, mobile devices and, increasingly, AI-powered search tools to research properties, communities and real estate professionals.
At Pfeifer Realty Group, our goal is simple: make it easy for serious buyers to discover our listings, understand what makes each property unique and get the information they need to take the next step.
Our roots are on Sanibel Island, but our reach extends throughout Southwest Florida. In 2018, Pfeifer Realty Group made the decision to expand our services beyond Sanibel and Captiva to help buyers and sellers throughout Fort Myers, Fort Myers Beach, Cape Coral, Bonita Springs, Estero and surrounding Southwest Florida communities.
Why Online Exposure Matters When Selling a Home
The internet fundamentally changed how people buy real estate.
Buyers can research communities, compare properties, study recent sales, view photography and video, review maps and learn about an area before ever contacting a real estate agent.
That means effective real estate marketing is no longer simply about placing a listing online.
The information needs to be accurate, complete, easy to find, useful and presented in a way that encourages a buyer to learn more.
At Pfeifer Realty Group, our marketing strategy focuses on multiple layers of exposure rather than relying on one website, one real estate portal or one advertising platform.
How Does Pfeifer Realty Group Market a Home?
Our marketing strategy begins with the property itself.
We want buyers to quickly understand the home's location, features, condition and characteristics. Depending on the property, marketing may include professional photography, detailed property descriptions, floor plans, video, community information and other supporting materials.
From there, we work to distribute and promote the property through a combination of:
Multiple Listing Service exposure
Major national real estate websites
Google and other search engines
Social media
Professional video
Digital advertising when appropriate
Email marketing
Community and neighborhood content
Direct communication with buyers and real estate agents
Our existing buyer relationships
Content designed to be easily understood by traditional search engines and newer AI-powered search tools
The objective is not simply to put a listing in as many places as possible.
Our goal is to make sure buyers can find useful and consistent information about the property wherever their search begins.
MLS Exposure Connects Your Property With Real Estate Professionals
Pfeifer Realty Group participates in the Multiple Listing Services serving our Southwest Florida markets.
MLS exposure places a property in the professional systems used by real estate agents working with active buyers. MLS data can also distribute listing information to participating consumer real estate websites and brokerage websites through authorized listing feeds.
This helps us reach buyers who may already be working with another real estate agent.
The buyer for your home does not need to be a Pfeifer Realty Group client. We want other agents to have the information they need to confidently show and sell our listings.
Our objective is to expose the property to the broadest appropriate audience and cooperate with real estate professionals who represent potential buyers.
Exposure on Major Real Estate Websites
Consumers frequently begin their home search on large national real estate platforms.
Our listings receive broad online exposure through the MLS and other authorized real estate data feeds, helping properties reach buyers searching locally as well as buyers researching Southwest Florida from other states or countries.
Broad public exposure matters to us.
A seller should not have to depend solely on the audience of one brokerage or one website to find a buyer.
Does an International Real Estate Brand Give a Seller More Exposure?
Sellers sometimes hear a large real estate company say, "We are international," or "We have offices around the world."
It sounds impressive, but we believe sellers should ask a more important question:
How will having offices around the world actually create additional exposure for my individual property?
Today's real estate marketplace is already global because the internet is global.
A buyer in Canada, Europe, South America or another part of the world does not need an office belonging to the listing brokerage in their hometown to discover a home for sale on Sanibel, Captiva or elsewhere in Southwest Florida.
Buyers can discover properties through MLS distribution, major real estate websites, search engines, brokerage websites, social media, real estate agents, referrals and increasingly through AI-powered search and research tools.
Pfeifer Realty Group's listings are marketed online and through the appropriate MLS and authorized listing feeds, allowing buyers and real estate professionals to discover them regardless of where they live or which brokerage they use.
International Offices Are Not the Same as International Property Exposure
Having hundreds or thousands of offices around the world does not necessarily mean agents in those offices are actively marketing a particular Southwest Florida property.
If a brokerage promotes its international network during a listing presentation, sellers may want to ask:
How specifically will those international offices market my home?
Will agents in those offices actively promote the individual listing?
How many buyers for the brokerage's Southwest Florida listings actually originated from its international offices?
Where will the property appear online?
How will the brokerage reach buyers who are researching Southwest Florida before they contact an agent?
How will inquiries from buyers and other real estate agents be handled?
These questions tell a seller much more about actual marketing exposure than the number of offices a real estate brand has around the world.
Local Expertise With Global Digital Reach
International buyers are important to the Florida real estate market, and we want our listings visible to them.
But we do not believe a brokerage needs offices around the world to market a Southwest Florida property to the world.
Our approach combines strong local knowledge with digital tools that allow today's buyers to discover properties from virtually anywhere.
If someone sitting in Toronto, London, Chicago, New York or anywhere else is searching online for a property like yours, our objective is for your property to be visible, well presented and easy to investigate.
When that buyer becomes serious about purchasing in Southwest Florida, they are considering a property located here. At that point, detailed knowledge of the property, neighborhood, local market and issues affecting Southwest Florida real estate becomes extremely important.
For Pfeifer Realty Group, effective marketing is not about the size of a corporate footprint. It is about the size and quality of the audience we can reach for your property, combined with the local expertise, responsiveness and experience needed to turn that exposure into a successful sale.

How Does Pfeifer Realty Group's Zillow Preferred Relationship Benefit Our Sellers?
A seller once asked us a very good question:
"Why should I care that Pfeifer Realty Group works closely with Zillow as a Preferred team? How does that benefit me?"
It's a fair question.
Our Zillow relationship is not simply something we put on a list of credentials. It connects our team with consumers who are actively using one of the country's largest real estate platforms to research properties and make real estate decisions.
Our Relationship With Zillow Goes Back to Its Early Years
Pfeifer Realty Group's relationship with Zillow did not begin with the Preferred program.
We recognized early that consumers were changing the way they searched for real estate, and we aligned with Zillow when the company was still in its early years. Over the years, we have had opportunities to meet Zillow leaders, including Rich Barton and former CEO Spencer Rascoff, as Zillow helped reshape the way consumers search for homes online.
That history matters because embracing technology and adapting to changing consumer behavior has been part of our marketing philosophy for decades.
We did not begin working with Zillow because being a Preferred team became an opportunity. Our Preferred relationship grew out of a long-standing relationship with a company we recognized early as an important part of the changing real estate landscape.
Beginning in 2020, Zillow took a much closer look at our team's performance as part of its evaluation process for what was then known as Zillow Flex and is now Zillow Preferred.
Pfeifer Realty Group was ultimately selected to participate in Zillow Preferred and is the only Sanibel-based brokerage participating in the program.
Why Should Zillow Preferred Matter If You Are Selling Your Home?
First, we work with Zillow buyers.
Our Zillow relationship brings buyer opportunities to our team. Those buyers may initially inquire about one property but ultimately purchase something entirely different.
That matters to our sellers.
When we take a new listing, we are not starting from zero and hoping someone discovers it. Our agents are continually communicating with buyers at different stages of the home-buying process, including consumers introduced to our team through Zillow.
Second, it gives us firsthand insight into how online buyers behave.
Working directly with online real estate consumers helps us understand the questions they ask, how quickly they expect responses, what information they want about a property and what can cause them to move forward or lose interest.
That knowledge influences how we market and present our sellers' properties.
Third, Zillow's selection provides outside validation of how our team operates.
Zillow does not select teams simply because they want to participate. Teams are evaluated using performance measures that include client experience, responsiveness, results and organizational capabilities, and they must continue meeting program standards.
For a seller interviewing real estate companies, that provides another independent measure of the systems and service behind our brokerage.
Most importantly, our Zillow relationship does not limit who can buy your property.
We want your home exposed to buyers everywhere, whether they find it through Zillow, another real estate website, Google, an AI-powered search, MySanibelRealEstate.com, another Realtor, a referral, social media or one of our existing buyer relationships.
Our Zillow Preferred relationship is one additional source of buyers and market intelligence within a much broader marketing strategy.
We don't just want your property to appear where buyers are searching. We want relationships with the buyers who are doing the searching.
To learn more about our Zillow relationship and other factors that distinguish our brokerage, read Why Choose Pfeifer Realty Group.
We Have Built Our Own Digital Real Estate Network
Pfeifer Realty Group has invested in its own online presence for decades rather than relying entirely on third-party real estate websites to reach consumers.
MySanibelRealEstate.com serves as our primary information-rich real estate website, where buyers and sellers can search properties and research Sanibel, Captiva, Fort Myers and communities throughout Southwest Florida.
We also operate PfeiferRealtyGroup.net, our CRM-connected real estate website. It complements MySanibelRealEstate.com by helping our team connect property searches and online inquiries with buyers who are actively working with us.
Over the years, we have also secured a number of simple, easy-to-remember web addresses that help consumers find us and our real estate resources, including SunnySanibel.com, SunnyCaptiva.com and EricPfeifer.com, along with other web addresses that direct consumers into our online real estate network.
Why Does This Matter to a Seller?
Because we believe a brokerage should build its own audience in addition to participating in audiences created by Zillow, Google, social media, the MLS and other real estate platforms.
A consumer might first discover Pfeifer Realty Group through a Google search, a Zillow inquiry, an article on MySanibelRealEstate.com, one of our memorable web addresses, social media, a referral or another online source.
Once that consumer connects with us, our goal is to build a relationship and help them throughout their property search.
That creates something particularly valuable for our sellers: an ongoing pool of buyers who are already interacting with Pfeifer Realty Group and researching Southwest Florida real estate.
It is another reason we do not measure a brokerage's reach simply by the number of physical offices it has.
Search Is Changing, and So Is Real Estate Marketing
Traditional search engines remain important, but the way consumers search for information is changing.
Instead of typing only a few keywords into a search engine, consumers increasingly ask complete questions.
For example:
"Is Sanibel a good place to buy a home?"
"What should I know before buying a waterfront home in Southwest Florida?"
"Which Sanibel condos allow pets?"
"What communities near Sanibel have Gulf access?"
"Who is an experienced real estate agent on Sanibel Island?"
"How do I choose a Realtor in Southwest Florida?"
"How should my Realtor market my home?"
Search engines and AI-powered systems need useful, accurate information to answer those questions.
That is one reason Pfeifer Realty Group continually creates and updates original local content based on the questions buyers and sellers actually ask us.
Our goal is to make MySanibelRealEstate.com more than a property search website. We want it to be a useful Southwest Florida real estate resource for consumers researching an area, property type or real estate decision.
That educational content also benefits our sellers by attracting potential buyers before they may have identified the specific property they eventually purchase.
A Dedicated Marketing Team Behind Our Real Estate Team
Marketing at Pfeifer Realty Group is not simply another responsibility assigned to our real estate agents.
We have invested in dedicated marketing resources because the way consumers find, research and evaluate real estate continues to change.
Our internal team includes a Marketing Director as well as Marketing Consultant Mary Ellen Pfeifer, who has been closely involved in the development and evolution of Pfeifer Realty Group's marketing strategy for many years.
In 2026, we expanded those resources again by partnering with Simple Social, a professional marketing team that works alongside our internal staff.
Adding Simple Social allows us to grow and strengthen virtually every aspect of our marketing efforts, including video production, social media, creative content, digital strategy and the ways we communicate real estate and community information to consumers.
The important distinction is that our marketing is not simply outsourced and forgotten.
Our internal team provides the real estate knowledge, local perspective, property information, market insight and direction. Simple Social adds another layer of professional creative and digital expertise.
Together, we can continually evaluate new platforms, new technology and new ways of reaching buyers.
Why Does a Dedicated Marketing Team Matter to a Seller?
Because marketing a brokerage and its listings effectively requires time, consistency and specialized skills.
Our agents need to focus on their clients, properties, negotiations, showings and transactions. At the same time, our marketing team can focus on how Pfeifer Realty Group and the properties we represent are being presented to the marketplace.
That includes our websites, property marketing, original articles, video, social media, email, search visibility, digital campaigns and emerging opportunities such as AI-powered search.
We believe that combination gives our sellers something important:
A real estate team supported by a marketing team.
90 Days in 90 Seconds
Our 90 Days in 90 Seconds video series is a good example of how these resources come together.
Real estate statistics can be difficult to understand when presented as pages of numbers. The series takes approximately 90 days of local real estate activity and explains what is happening in the market in about 90 seconds.
Watch Pfeifer Realty Group's 90 Days in 90 Seconds.
Content like this is not created simply to advertise a listing. It educates consumers, demonstrates our knowledge of the market and gives buyers and sellers another reason to follow and engage with Pfeifer Realty Group.
That audience becomes increasingly valuable to our sellers.
We Build Our Audience Before We Need It
We do not think property marketing should begin the day we sign a listing agreement.
Pfeifer Realty Group markets every day.
We continually invest in our websites, original content, search visibility, video, social media, buyer relationships, Zillow Preferred relationship, CRM technology and professional marketing resources.
Every useful article, market video, social media post, buyer inquiry and website visitor creates another opportunity to build a relationship with someone interested in Southwest Florida real estate.
When we bring a new property to market, we are adding that listing to a marketing system and an audience we have already been building.
That is an important difference between simply putting a property on the market and actively marketing it.
Follow Pfeifer Realty Group on Social Media
Our professional social media channels are another important part of the audience we continue to build for Pfeifer Realty Group and the properties we represent.
Working together, our Marketing Director, Marketing Consultant, agents and Simple Social create and share original content across multiple platforms.
Our content includes new listings, property videos, market updates, community information, local lifestyle content, real estate education, company news and our 90 Days in 90 Seconds market updates.
You can see our marketing in action by joining over 11,500 people in following Pfeifer Realty Group on our social networks:
Rather than simply telling a prospective seller what we plan to do online, we encourage sellers to visit our social channels and see the consistency, quality and variety of our marketing for themselves.
Why Does Our Social Media Audience Matter to a Seller?
Not everyone who eventually buys a Southwest Florida property begins by searching for a specific listing.
Someone may first discover Pfeifer Realty Group through a market video on YouTube, a property on Instagram, a community post on Facebook, a professional update on LinkedIn or an article found through Google or an AI-powered search.
They may follow us for months before deciding to buy.
That is why we view social media as much more than a place to post new listings. It is another way to build relationships with people who are interested in Sanibel, Captiva and Southwest Florida.
When we list your property, we are not beginning to build an audience for it that day. We are introducing your property to an audience we have been working to build all along.
Do Pounds of Printed Materials Mean Better Real Estate Marketing?
During some listing presentations, sellers are shown stacks of glossy magazines, elaborate books, brochures and flyers as evidence of how extensively their property will be marketed.
Beautiful print materials can certainly have a place in real estate marketing. We use professional printed materials when they serve a purpose.
But we don't believe the effectiveness of a marketing plan should be measured by the pounds of glossy materials produced.
The more important question is:
How will this marketing reach the buyers most likely to purchase my property?
Today's buyers can view professional photography, property videos, floor plans, maps, community information, market data and detailed property information from virtually anywhere in the world. They can also instantly share that information with family members, advisors and real estate professionals.
Digital marketing allows information to be updated quickly when a price, property detail or market condition changes.
A beautifully printed brochure can be valuable when the right buyer sees it. A well-executed digital marketing strategy can reach potential buyers wherever they happen to be.
We Believe in Purposeful Marketing
At Pfeifer Realty Group, we don't measure the strength of a marketing plan by how much printed material we can carry into a listing presentation.
We look at what each property needs and choose marketing tools accordingly.
For some properties, professional print materials may be an important part of the strategy. For others, video, social media, email, digital marketing, search visibility, our websites, MLS distribution and direct outreach to buyers and real estate professionals may provide greater value.
Often, the strongest strategy uses a thoughtful combination of both.
Our goal is not to produce marketing materials simply to demonstrate that marketing occurred. Our goal is to create interest in the property and help connect our seller with a buyer.
We also believe there is an environmental benefit to being thoughtful about how much material we print, particularly for a company whose roots are on Sanibel Island and whose team has long supported conservation in the community we call home.
Effective marketing should be professional, attractive and memorable.
It should also have a purpose.
Good Marketing Requires Good Information
Getting someone to click on a listing is only the beginning.
Once a buyer becomes interested, questions follow.
How old is the roof?
What is the property's elevation?
What improvements have been made?
Are there association documents?
What are the rental restrictions?
Is there a survey?
What are the property's operating expenses?
Does the property have a rental history?
Are there upcoming assessments?
What information is available about insurance?
These questions can be particularly important with Sanibel, Captiva and other coastal Southwest Florida properties.
When available and appropriate, our team works with sellers to assemble useful property information that can help buyers and their agents evaluate the property.
Marketing creates interest. Good information helps interested buyers move forward.
We Make It Easy for Other Agents to Sell Our Listings
This is an important and sometimes overlooked part of our marketing philosophy.
The buyer for your property may be represented by another brokerage.
That's fine with us.
Our job as the listing brokerage is to represent our seller while making it as easy as possible for potential buyers and their agents to obtain accurate information about the property.
That includes responding to inquiries, providing available property documentation, communicating showing information and helping answer questions that arise during the buyer's due diligence.
The goal is not to control where the buyer comes from.
The goal is to successfully sell the property.
Does Online Marketing Alone Sell a Home?
No.
Marketing is important, but it is only one part of a successful real estate sale.
Pricing, property condition, location, competition, market conditions, showing accessibility, presentation and negotiation all influence the outcome.
A sophisticated digital marketing campaign cannot overcome every pricing or property issue.
Likewise, a well-priced and desirable property can still lose opportunities if buyers cannot find it or cannot easily obtain the information they need.
Successful real estate marketing requires these pieces to work together.
Frequently Asked Questions About Marketing a Home
Where will Pfeifer Realty Group advertise my home?
Our listings are entered into the appropriate MLS and receive exposure through participating real estate websites and brokerage sites. We also market through our own websites and use digital, social, email, video and direct marketing strategies when appropriate for the property.
Can Pfeifer Realty Group market my property to international buyers?
Yes. Today's real estate marketplace is global. Our listings can be discovered online by buyers and real estate professionals regardless of where they are located. We believe effective international exposure depends more on broad digital distribution, property presentation and accessibility than on whether the listing brokerage maintains physical offices in other countries.
Do I need an international real estate company to reach international buyers?
We don't believe so. International buyers use many of the same online tools, search engines, real estate websites, agents and referral networks as domestic buyers. What matters is whether your property receives broad exposure and whether the brokerage representing you has the local expertise and systems necessary to turn buyer interest into a successful transaction.
Is a large national brokerage automatically able to provide more online exposure?
Not necessarily. Sellers should ask where their individual property will appear, what additional marketing the brokerage will provide, how buyer inquiries are handled and what the agent will do beyond entering the property into the MLS. The size of a brokerage does not by itself tell a seller how effectively an individual property will be marketed.
How does being a Zillow Preferred team benefit Pfeifer Realty Group sellers?
Our Zillow Preferred relationship connects our team with active real estate consumers and gives us firsthand insight into how online buyers search, inquire and make purchasing decisions. Those buyer relationships become part of our overall buyer network and can create opportunities for our sellers. Zillow's selection and ongoing performance requirements also provide outside validation of our team's responsiveness, client experience and organizational capabilities.
Does Pfeifer Realty Group have a dedicated marketing team?
Yes. Our marketing resources include an internal Marketing Director, Marketing Consultant Mary Ellen Pfeifer and our partnership with Simple Social. Together, these resources support our property marketing, websites, video, social media, digital strategy, original content and evolving search and AI initiatives.
Does Pfeifer Realty Group still use printed marketing?
Yes, when it makes sense for the property. We believe print should serve a specific marketing purpose rather than simply create a large volume of materials. Our strategy may combine professional print, digital marketing, video, social media, email, search, MLS exposure and direct buyer outreach depending on the property.
Do you market homes outside Sanibel and Captiva?
Yes. While Pfeifer Realty Group was founded on Sanibel Island and has extensive experience with Sanibel and Captiva real estate, we represent buyers and sellers throughout Southwest Florida, including Fort Myers, Fort Myers Beach, Cape Coral, Bonita Springs, Estero and surrounding communities.
How does Pfeifer Realty Group use AI in real estate marketing?
We use technology to improve efficiency, research and the organization of information, but technology does not replace local expertise. We also continually update and organize our website content so traditional search engines and newer AI-powered search tools can better understand the real estate information we provide.
Can another brokerage sell a Pfeifer Realty Group listing?
Absolutely. We welcome cooperation with other real estate professionals. Broad exposure and easy access to accurate property information can help more buyers consider a seller's property.
Choosing a Realtor Is About More Than Where the Listing Appears
Most real estate agents can place a property in an MLS.
The more important questions are what happens after that.
How will the property be presented?
How will buyers find it?
How quickly are inquiries answered?
How easy is it for another agent to obtain information?
Does the brokerage understand the property's market?
Does the agent know how to explain the issues that matter to buyers?
Does the brokerage already have relationships with active buyers?
What marketing resources are actually working behind the listing?
And what evidence does the brokerage have to support the claims being made during the listing presentation?
