Gulf Front Communities: (return to top)
Cat's Paw:
Not really a neighborhood on its own, Cat's Paw includes 4 Gulf front properties on West Gulf Drive.
Chateaux Sur Mer:
Located on the west end of Sanibel off of Sanibel Captiva Road, this Gulf front and near beach neighborhood has 73 properties. Chateaux Sur Mer has a private wildlife sanctuary and beach access for its residents.
Colony Beach Estates:
Located on the east end of Sanibel, this small Gulf front community is private and gated. There are only 18 properties in Colony Beach Estates which have deeded beach access.
Del Sega:
Located in "Santiva" (the western most tip of Sanibel just before the Captiva's bridge over Blind Pass), this neighborhood offers a combination of Gulf front, Bay front, and Direct Access Canal front homes. There are 150 properties in the Del Sega community and they have boat access.
Gulf Pines:
Located off of Sanibel-Captiva Road on the west end of Sanibel, this neighborhood offers both Gulf front, and near Beach homes. The 113 properties in Gulf Pines enjoy a community pool, tennis, clubhouse, and deeded beach access with parking.
Gulf Ridge:
Located off of Sanibel-Captiva Road on the west end of Sanibel, this gated community offers a private pool, tennis and deeded beach access. The 53 Gulf Ridge & Gulf Ridge East properties are Gulf front, and near beach on some of Sanibel's largest, lushly landscaped lots.
Gulf Shores (aka Tahiti Shores):
This community of homes includes 77 Gulf front and near beach properties. Gulf Shores is located on the west end of Sanibel Island of off Sanibel-Captiva Road, and Gulf Pines Drive. All homes have deeded beach access.
Kinzie Island:
There are 21 properties in this small community. Home owners in this private gated community enjoy deeded beach access, clay court tennis courts, clubhouse with lockers, and dockage. All the homes are near the beach. This community is located on the east end of Sanibel, off of East Gulf Drive. Kinzie Island is truly an island within an island.
Metes & Bounds:
Only a few Gulf front properties off of West Gulf Drive are included in this neighborhood description.
Seaside:
Located on West Gulf Drive, there are only 7 Gulf front homes in this neighborhood.
Seaspray:
Located off of Sanibel-Captiva Road on the west end of Sanibel, this small Gulf front, near beach, neighborhood has 23 properties. Seaspray offers private pool, tennis, and deeded beach access for its residents.
Tradewinds:
This neighborhood is comprised of 75 Gulf front and near beach properties. All property owners enjoy private beach access. Tradewinds is located off of Sanibel-Captiva Road on the west end of Sanibel Island.

Bryant Michigan:
This near beach community is located off of East Gulf Drive.
Del Sega:

Ferry Landing:
There are 18 bayfront and near beach properties in this community. Ferry Landing residents enjoy private community pool, tennis and fishing pier as well as deeded beach access. This neighborhood is located on the east end of Sanibel Island in the "Old Town" area.
Richardson's:
This small neighborhood includes 14 properties that are Bay front on Bird Lane.
Sanibel Estates:
There are 196 San Carlos Bay front and canal front properties in this neighborhood. Sanibel Estates is located on the east end of Sanibel off of Periwinkle Way. Residents enjoy deeded beach access.
Sanibel Harbors:
This neighborhood includes 38 homes that are bay front or canal front. Sanibel Harbors is located on the east end of Sanibel on Isabel Drive and Bay Drive.
Sanibel Isles:
This community has 35 bay front and canal front properties located on Dixie Beach Blvd. and San Carlos Bay Drive.
Seagrape/Buttonwood:
There are 88 properties in this east end of Sanibel community. The majority of the homes are near beach with only a few home that are bay front. Residents enjoy deeded beach access. Seagrape is located in Old Town Sanibel off of Periwinkle Way.
Watershadows:
This canal front community includes 44 properties. Watershadows is located on the east end of Sanibel off of Dixie Beach Blvd.
Wilcox:
The small west end of Sanibel community includes only 9 properties that are considered bay front and bayou front on Coconut Drive.
Woodrings:
There are only 18 properties in this bay front community off of Dixie Beach Blvd., on Woodring Road.

Betts:
There are 64 properties located in this canal front neighborhood off of Wulfert Road on the west end of Sanibel Island.
Caloosa Shores:
Located on the west end of Sanibel Island off of Wulfert Road, this canal front community of Caloosa Shores has 26 properties.
Castaway Estates:
Located off of Sanibel-Captiva Road on the west end of Sanibel Island, Castaway Estates has 84 canal front and bayou front properties.
Del Sega:
Located in "Santiva" (the western most tip of Sanibel just before the Captiva's bridge over Blind Pass), this neighborhood offers a combination of Gulf front, Bay front, and Direct Access Canal front homes. There are 150 properties in the Del Sega community and they have boat access.
Dinkins Bayou:
There are 42 properties, some inland and others bayou front in this west end of Sanibel neighborhood. Dinkins bayou is located off of Dinkins Lake Road. Residents enjoy boat access from a common lot on the bayou.
Ford's:
This small community of only 19 properties includes both Gulf front and bayou front homes. Ford's is located off of Sanibel-Captiva Road on the west end of Sanibel Island.
Heron's Landing:
Located off of Sanibel-Captiva Road on the west end of Sanibel, Heron's landing has 39 properties that are near beach or bayou front. Residents enjoy community pool, spa, tennis, boat dock and deeded beach access.
Sanibel Estates:

The small west end of Sanibel community includes only 9 properties that are considered bay front and bayou front on Coconut Drive.

Anchors Aweigh:
This community on the east end of Sanibel Island, off of Periwinkle Way has 52 canal properties.
Eastwood Landing:
There are only 12 properties in this near beach, canal front community located on the east end of Sanibel Island, off of East Gulf Drive. Residents enjoy tennis, 30' of dock space, and deeded beach access.
Kinzie Island:
There are 21 properties in this small community. Home owners in this private gated community enjoy deeded beach access, clay court tennis courts, clubhouse with lockers, and dockage. All the homes are near the beach. This community is located on the east end of Sanibel, off of East Gulf Drive. Kinzie Island is truly an island within an island.
Sanibel Estates:

Bayshore Village:
This near beach community located on the east end of Sanibel, off of Donax Street has 32 properties.
Bayside Village:
There are only 11 properties in the Bayside Village community. Located off of Periwinkle Way on the east end of Sanibel this neighborhood has a pool, tennis, and deeded beach access (shared with Sanibel Estates).
Beachview Country Club Estates:
This near beach community is located on one of Sanibel Island's two semi-private Golf and Tennis Country Clubs. There are 242 properties in this neighborhood. Residents enjoy private deeded beach access with parking. The Beachview Country Club offers Golf, Tennis, Clubhouse, Pro shop and the Beachview Steakhouse Restaurant.
Bright Water:
This near beach community has 33 properties and is located off of West Gulf Drive. Residents enjoy deeded beach access.
Butterknife:
There are 34 properties in this near beach community located off of West Gulf Drive. Residents enjoy pool, spa, tennis, gate house, deeded beach access and conservation land buffering the community.
Cardinal Ridge:
Located near the beach off of Island Inn Road, Cardinal Ridge has 13 properties with deeded beach access.

Gulf Ridge:
Located off of Sanibel-Captiva Road on the west end of Sanibel, this gated community offers a private pool, tennis and deeded beach access. The 53 Gulf Ridge & Gulf Ridge East properties are Gulf front, and near beach on some of Sanibel's largest, lushly landscaped lots.
Gulf Shores:
This community of homes includes 77 Gulf front and near beach properties. Gulf Shores is located on the west end of Sanibel Island of off Sanibel-Captiva Road, and Gulf Pines Drive. All homes have deeded beach access.

Located off of West Gulf Drive, this near beach neighborhood has 73 properties. Residents have deeded beach access.
Lane Cochran:
Only 8 properties comprise this near beach community off of West Gulf Drive. Residents have 2 deeded beach accesses.
Las Conchas Del Mar:
There are 47 properties in this near beach community off of West Gulf Drive.
Las Tiendas:
Only 6 properties on the east end of Sanibel are in this community. The residents use a deeded beach access through the Colony on East Gulf Drive.
Leisure Acres:
The near beach neighborhood of Leisure Acres has 48 properties. This community is on the west end of Sanibel off of Sanibel-Captiva Road.
Little Lake Murex:
Near the beach, off of West Gulf Drive the 49 properties that make the neighborhood of Little Lake Murex have tennis. Deeded beach access is located 5' west of the West Wind Inn.
Long Acre Lake:
There are 7 properties in this near beach community off of West Gulf Drive and Violet Drive. All but 3 lots, share tennis and pool with the neighboring Seagull Estates. Deeded beach access is located by Angler's Key.
Palm Lake:
This 29 property neighborhood surrounds a lake and is located off of West Gulf Drive. Deeded beach access is near the Blue Gulf.
Plantation Village:
Only 3 homes are included in Plantation Village. They are near the beach off of East Gulf Drive. Owners share a two pools, tennis and deeded beach access with the Plantation Village Condominiums.
Poinciana Circle:
Located off of Island Inn Road this community has 21 properties.
Ranchos Way:
Only 19 properties are in this community off of Island Inn Road.

There are 82 properties in this near beach community off of West Gulf Drive. Residents have deeded beach access.
Rocks, West:
This near beach neighborhood is located off of West Gulf Drive, has 71 properties with deeded beach access.

Located near the beach, off of Sanibel-Captiva Road, on the west end of Sanibel Island, this neighborhood has 111 properties.
Sanibel Bayous Phase II (The Ridge):
With only 28 properties, this near beach community on the west end of the Island, off of Sanibel-Captiva Road offers its residents a private pool and tennis.
Sanibel Estates:

Sanibel River Estates:
This near beach neighborhood has 36 properties and is located off of Rabbit Road.
Sanibel Shores:
Located off of Donax Street, the neighborhood of Sanibel Shores has 101 properties that are near the beach.
Sanibel Woodlands:
The 17 homes in this community are located off of West Gulf Drive on Robinwood Circle. They are near the beach with a deeded beach access between Blue Gulf and the Hurricane House.
Sea Gate:
Only 16 homes make up the neighborhood of Sea Gate. Located near the beach on Dingman Drive off of West Gulf Drive, this community has deeded beach access across from lot one.
Seagull Estates:
There are 60 homes in the near beach neighborhood of Seagull Estates. Located off of West Gulf Drive, the community has private pool, tennis, club house and deeded beach access.
Sea Hawk:
This small, near beach community off of Beach Road has only 7 homes. Residents enjoy private tennis courts.
Sea Oats:
With 66 properties, this near beach community off of West Gulf Drive offers deeded beach access.

This inland community off of Sanibel-Captiva Road has 64 properties.
Dinkin's Bayou:
There are 42 properties, some inland and others bayou front in this west end of Sanibel neighborhood. Dinkins bayou is located off of Dinkins Lake Road. Residents enjoy boat access from a common lot on the bayou.
Dunes Country Club:
Surrounding the Dunes Golf and Tennis Club one of Sanibel's two semi-private Golf Courses, is the largest residential community on Sanibel, with 377 properties. This inland community has golf, tennis, heated pool, The Greenhouse Grill, and deeded beach access. The Dunes is located near the causeway between Dixie Beach Road and Bailey Road.

Located off of Martha's lane, this inland community has 8 properties with community pool and tennis.
Gumbo Limbo:
The inland community of Gumbo Limbo is located off of Dixie Beach Blvd. There are 173 properties in this neighborhood.
Island Woods:
This inland community located off of Periwinkle Way has 38 properties that share an Olympic sized pool, 2 tennis courts, and a 9 acre wildlife preserve. Grass is also maintained for the residents in this neighborhood.
Lagoon Estates:
Located off of Casa Ybel Road, the inland community of Lagoon Estates has 36 homes.
Mitzi:
This is an inland community off of Periwinkle Road.
Palm Ridge:
This inland community is located off of Palm Ridge Road.
Periwinkle Pines:
There are 22 homes in this inland community off of Dunlop Road. Residents enjoy a community pool and tennis.
Periwinkle Properties:
The 33 properties in the inland Periwinkle Properties neighborhood, are located on Sunrise and Sunset Circle.
Sanibel Highlands:
There are 112 properties in this inland community off of Casa Ybel Road.
Sanibel Lake Estates:

Beach Homesites South Seas:
This community includes 26 properties that are located in South Seas Plantation. Owners enjoy pool, tennis and deeded beach access.
Captiva Beach:
Gulf front and near beach properties located off of Wightman Lane and Laika Lane make up the community of Captiva Beach.
Captiva Landings:
There are 17 properties in this Gulf front / bay front / Roosevelt Channel community. Owners have deeded beach access.
Dickeys:
This community includes 21 properties that are located on Captiva Drive from 'Tween Waters to the "S" curve.
F.A. Lanes Bayview:
There are 43 properties in this Gulf side and bay front community along Captiva Drive from the Green Flash to McCarthy's Marina and down Chapin Lane.
F.A. Lanes Bayview 2nd Edition:
This community is located on the Gulf side of Captiva Drive from the "S" curve to the CCA. There are only 19 homes in this community.
Frowes:
There are 22 properties located on Captiva Drive from the "S" curve to 'Tween Waters, which make up the Frowes community.
Gulf View:
There are 17 properties that belong to the Gulf View community. They are located along Captiva Drive within South Seas Plantation.
Metes and Bounds:
This stretch of Captiva Drive is called the Captiva Gold Coast. There are 89 properties that are located on both sides of Captiva Drive some on the Gulf and others on Roosevelt Channel.
